All bills (electricity, gas, water), unlimited high-speed wifi, laundry and a fully furnished room.
A booking deposit of 2 weeks’ rent secures your room and is non-refundable unless you have a visa cancellation. When you arrive, this 2-week deposit forms part of your full 4-week deposit. The full deposit is refundable upon completion of your stay, less a $75 cleaning fee.
Minimum stay is a full semester unless otherwise agreed. We also offer a shorter summer stay option from November through to 30 January.
Deposits and rent are paid securely online via Stripe, or by bank transfer.
No — Homi Central is purpose-built student accommodation, not a hostel. Rooms are licensed to students for a fixed term (a semester or longer), not booked nightly like hostel or hotel stays.
Students from any university or language school — you don’t need to be enrolled at a specific institution to book with us.
Pricing is per week, per person, and includes all bills and high-speed wifi. Rates depend on room type and contract length:

All outgoings — electricity, gas and water — plus unlimited high-speed wifi. No separate utility bills are charged.
Yes — a total deposit equal to 4 weeks’ rent, split in two: a holding deposit (2 weeks’ rent) to secure the room at booking, and the remaining 2 weeks’ rent on arrival. The holding deposit is non-refundable, except where supported by written evidence of visa cancellation or refusal. The total deposit is refundable once you complete your full agreement term — if you leave early, your deposit can be affected.
A one-off $100 linen pack applies to every occupant (mandatory, not optional). The occupant is responsible for the cost of any damage or breakages beyond fair wear and tear.

A Room Licence Agreement — not a residential tenancy. It’s not subject to the Residential Tenancies Act 2010 (NSW) and doesn’t create a landlord/tenant relationship.
Minimum stay is generally 3 months (4 weeks for summer break), covering Semester 1 (start any time up to 30 January), Semester 2, full year, or summer break — but you can request different dates, subject to approval by our staff at booking.
Either way, 2 weeks’ written notice is required. Leaving early can affect your deposit — it’s only refundable once you complete your full agreement term.

Yes — rooms are available now, but numbers are limited. Please book as soon as possible to secure your preferred room type and dates.
